When was the last time a true revolution in the real estate industry happened?

Proof of Concept

“In 1982 John Naisbitt wrote a book called “Megatrends” which called out the strongest forces shaping America both economically and culturally, as well as describing the inability of any rules and regulations to hold back these forces. Just as Uber and Lyft have emerged to destroy the taxi industry, the demand for tiny homes is so strong that it will continue to flourish despite the absence of the methodology (legal places to park) for these to take root.… their numbers will increase annually.” Frank Rolfe (co-owner of the 5th largest mobile home and RV park holding company in the U.S.).

How It Works?

The park owner provides the parking space. The tiny homes are purchased by the individual. The park owner normally requires a lease of one year or more at an average price point of $550/ mo. Tiny home parks are cost-effective to build and are similar to an RV park with limited new customer flow. They are meant to be more of a permanent community. Typical HOA fees include services except for power and cable- Internet. Tiny Homes are stick-built speck homes. They are trailered from the factory completed, on a permanent steal trailer bed with axles, similar to a travel trailer. They are parked – plugged into the utilities, anchored, and skirted. General dimensions are 35′ x 11′ -385 – 399 sq ft. They are titled as an “RV”. This gives them the ability to be insured and qualify for conventional bank loans.
